How to make Safety operation for suspended powered platform?
1. The suspended access equipment should only be operated and maintained by qualified personnel with adequate technical training.
2. Personnel in the suspended platform should wear safety helmet and be fastened to safety rope with safety strap as required by relevant regulations.
3. The suspended platform must be protectively grounded and the load applied on the suspended platform should be roughly distributed in a even way. It is prohibited to have the suspended platform overloaded or to operate the suspended platform with the hoists or safety lock with trouble.
4. When the suspended platform is in its normal operation, it is prohibited to manually brake the motors or safety lock, so as to prevent any accident from happening.
5. During operation of suspended platform, the operator should keep an eye on the suspended platform?¡¥s operation condition and promptly shoot any hidden trouble possibly leading to accidents.
6. When the limit switch is activated, the operation of suspended platform will automatically halted and the buzzer will signal the alarm. Under this circumstances, lower the suspended platform promptly to have the limit switch be away from the stopper.
7. The suspended platform should be adjusted promptly if it is tilting and the height drop of two ends should be no higher than 15cm.
8. In case of power break during operation, shut down the power first. If it is needed to have the suspended platform lowered back onto the ground, use same method of ??5.2.4 manual descending inspection?¡¥ to operate the electromagnetic brakes at the same time to have the suspended platform lowered smoothly onto the ground.
9. The working wire rope and safety wire rope should not be bent and should be prevent from the contamination of mortar and other foreign materials. They should be replaced as required by the operation manual in case of cracking, breaking, peeling, distortion, flossing and corrosion. The safety wire rope should be prevented from contacting grease or oil.
10. In case of working wire rope breakage during operation, the personnel in the suspended platform should keep calm and composed and leave the suspended platform under the prerequisite of ensured safety. After maintenance and repair personnel enter the suspended platform, the first thing to do is to take anti-dropping measures by having the clamp of safety wire rope hold the suspended platform fast or by fastening the suspended platform with the wire rope secured on the building roof. Then, pull the replacing wire rope through the hoist; Press the up button to have the suspended platform move upward. If the suspended access equipment works normally, release the safety lock cautiously, detach the fixing wire rope and lower the suspended platform down to the ground. It will not be put into operation again until it passes the stringent inspection.
11. The operation of suspended access equipment should meet relevant regulations regarding work performed at heights. The equipment should not used under such weather conditions as thunder, rain, fog and wind of Grade 5 (wind speed 8.3m/s) or higher.
12. The suspended access equipment should not be used in the area within 10m away from high-voltage power cables.
13. Never use additional equipment, i.e. ladders, boxes, to obtain increased height in the suspended platform. Never use additional extensions to exceed the permissible length of the suspended platform. Ensure that all materials and equipment are safety stored within the confines of the suspended platform.
14. The suspended access equipment should avoid contacting corrosive gas and liquid. If there is no alternative available, anti-corrosion and segregation measures should be taken in its operation.
15. The safety lock of suspended access equipment should be checked and its moving parts should be lubricated regularly during its service life and it should not be dismantled without authorization. Special attention should be paid to the labeled service life of the safety lock.
16. When the suspended platform is stored in the open air, measures should be taken to prevent the rainwater from entering into the hoist, safety lock and electric control box.
17. When the wire rope of suspended scaffolding is removed from suspended platform, it should be winded to form a bundle and be stored properly.
18. The suspended access equipment should be stored in a dry and well ventilated warehouse free of corrosive gases.
Alert: Suspended Work Platform Safe Use, Maintenance & Inspection
The purpose of this alert is to provide information about the safe use, maintenance and inspection of suspended work platforms and control measures to minimise the risks associated with using this equipment. This alert is intended to increase awareness of the safety requirements for using suspended work platforms but does not replace the need to fully evaluate the nature of the equipment being used and the work being performed in order to comply with the Occupational Health and Safety Act (OHSA) and its regulations.
The most commonly used suspended work platforms (suspended platforms or suspended scaffolds) are known as swing stages. They are used for window cleaning or conducting repairs to the exterior of buildings and consist of a work platform, guardrails and a suspension system.
Multi Point Suspended Scaffolds are specialized suspended work platforms that have specific design and operational requirements in Sections 142.1 to 142.8 of O. Reg. 213/91 (the ?¡ãConstruction Regulation"). Anyone using this type of equipment must comply with the OHSA and Construction Regulation to ensure safe use.
The Ministry of Labour will continue its targeted inspections of construction worksites where there is a risk of falls, to ensure compliance with the OHSA and its regulations, over the winter of 2010.
Hazard
The most significant hazard associated with swing stages is workers falling from height. Some of the reasons why a fall may occur include:
- the swing stage over-turning because the counterweight does not have the adequate weight or if the ?¡ãfulcrum?¡À or point of support at the edge of the building fails; or
- the swing stage collapsing because it is overloaded, the platforms are inadequately attached (in case of modular type stages), or there is damage from exposure to chemicals or corrosive material to the motors, platforms or wire ropes to which the stage is suspended, in addition to poor maintenance.
Hazard Controls and Legal Requirements
Under the OHSA, employers and supervisors are required to take every precaution reasonable in the circumstances to ensure the health and safety of workers.
- Proper training
Workers working on a suspended platform or suspended scaffold who may use a fall protection system must receive comprehensive fall protection training (Construction Regulation, section 26.2) and must receive:
- training on the use and inspection of the platform or scaffold, including access to and egress from it; and
- training on the erection and dismantling procedures where the workers are involved in these activities.
- Wearing of a fall arrest system when working on suspended equipment
A worker who is on or is getting on or off a suspended platform or suspended scaffold must wear a full body harness:
- that is connected to a fall arrest system with an independent lifeline, or
- that is securely fastened to the suspended platform or suspended scaffold, if all or part of the platform or scaffold has more than one independent means of support and the platform or scaffold is so designed, constructed and maintained that the failure of one means of support will not cause the collapse of all or part of the platform or scaffold. (Construction Regulation, section 141 and OHSA, section 28(1)(b)).
- Proper design, construction and use of equipment
- Every swing stage (suspended platform or suspended scaffold) must meet all the applicable requirements of the Construction Regulation and specifically sections 137 and 138.
- The platform must not be overloaded (Construction Regulation, section 31(3) and 134(3)).
- Equipment must be maintained in a condition that does not endanger a worker (Construction Regulation, section 93(1)).
- Equipment must be used in accordance with any operating manual issued by the manufacturers (Construction Regulation, section 93(3)).
- In addition to the above requirements, every suspended scaffold that consists of more than one platform, and every suspended platform that weighs, together with its components, more than 525 kilograms, must be designed by a professional engineer and erected in accordance with the design drawings. A professional engineer must inspect it prior to its first use and issue a written report in regard to the inspection. The Constructor must keep a copy of the design drawings and the professional engineer?¡¥s written inspection report on the project while the suspended platform or suspended scaffold is on the project. (Section 139 of the Construction Regulation).
- Adequate maintenance of equipment, materials and protective devices
- Employers must ensure that the equipment, materials and protective devices are maintained in good condition, (OHSA, section 25(1)(b)).
- Suppliers of machines, devices, tools or equipment under any rental, leasing or similar arrangement must ensure that the items are maintained in good condition, if it is the supplier?¡¥s responsibility under the rental, leasing or similar arrangement to do so (OHSA, section 31).
- Proper inspection of equipment by a competent worker and by the supervisor
- Suspended platforms or suspended scaffolds must be inspected prior to each day?¡¥s use by a competent worker (Construction Regulation, section 137(11)) if it is operated by mechanical power and at least once a week by the supervisor or a competent person appointed by the supervisor (Construction Regulation, sections 14(2) and 15(2)).

The following standards provide best practices for the design, maintenance, inspection and testing of suspended platforms.
- CSA Z271 - Safety Code for Suspended Elevating Platforms section 7.5 outlines recommended inspections and tests for suspended platforms.
- CSA Z271 - Safety Code for Suspended Elevating Platforms section 7.5.5 recommends that structural components of suspended platforms be tested and inspected at intervals not exceeding 12 months.
- The following two CSA standards should be considered in the design, maintenance and repair of aluminum suspended platforms.

When inspecting and testing all components of a suspended platform including welds, stirrups, connecting pins, connecting plates, trusses, beams and working surface, it is recommended that such testing be done by a professional engineer or a competent worker designated in writing by a professional engineer, using appropriate testing methods in the circumstances which may include non-destructive testing methods recognized by the Canadian General Standards Board.

According to the characteristics of high-rise building, the main equipments that are used in exterior wall cleaning include three kinds as below:

The BMU is a special equipment for exterior wall cleaning of high-rise building. Its main usage is cleaning exterior wall of modern high-rise building, which change the traditional suspended work operation into automatic, efficient, high quality mechanical operation. It is the latest generation of powerful exterior wall cleaning robot, and fills up the blank from domestic to overseas in high-rise building exterior wall maintenance. In China, some of senior high-grade constructions, which were built in 80-1990s, were designed by foreign architects and they had considered the installation of BMU since then and adopted abroad BMU to maintenance building. These efforts have laid a good foundation for building cleaning. But since 1990s, there are many buildings had not considered the application of BMU when they were designed and some of them can not be installed BMU, at the same time, BMU does not belong to standard products and also often bring higher cost, all of those lead to BMU has not been widely used nowadays.
Because of Bosun's Chair's flexibility, it has been widely adopted in the world. However, as its risk in operation and often brings accidents, the Bosun's Chair has been more and more replaced by suspended work platform. We believe this is a tendency of development. Now, in China, many cities have already stipulated that in aerial work cleaning, workers must use suspended work platform and forbid to use Bosun's Chair , to avoid more accidents happening.
The suspended work platform is a new type of aloft working machinery. Because of it's operate smoothly, comfort, safety, energy saving etc, it has been widely used in domestic decoration and cleaning industry.

The main materials of exterior wall include glass curtain wall, Aluminum composite plate, marble, granite, mosaic, ceramics, drying sticky stone, granitic plaster stone and so on. Due to the dust, grease and erosion caused by acid rain (fog), the new buildings become smudgy easily in short time, especially in some serious air pollution cities.
According to the weight-bearing ability, the suspended work platform can be divided into 1000kgs, 800kgs, 600kgs, 500kgs and 250kgs etc. According to the length of platform, it contains 10m,7.5m,6m,4m,2m and so on. The length of platform can be assembled to suit for different requests. Now the main types that are usually used in cleaning industry include ZLP630 and ZLP250 and the length ranged from 6 to 10 meters is more popular.

Preparation work before construction
1. Check the work site and assure the plan.
Check the roof condition and ensure that it can be installed suspended work platform and sure the movement has no obstacle like neon lights and billboard. The engineers design construction plan.
2. To ensure the construction environment without wind, snow and high temperature, low temperature phenomenon. The wind in site should less than 6 levels.
3. Prepare cleaning tools such as bucket, gun, towels and sucker etc.
4. Two workers carry cleaning tools, get into platform cradle and fasten safety belts.
Do safety inspection before operation.
1. To check the each parts in suspended work platform(swing stage), for exam, if the fasteners, fittings, hoister, and safety protection devices in good state and confirm no hidden dangerous before work.
2. To check whether the suspension mechanism installed on roof, fasteners, drawing rope are firm and confirm no hidden trouble in operation.
3. To check the length of safety rope and see if there were any damage or broken stocks on it.
4. Fixed the safety rope and confirm the length is more than building height.
5. To check the insurance belt employee used no damage.
6. To check if the safety lock are flexible and reliable.
7. To check if the fixed position where the safety rope joined on the top of building is firmly.
8. To check if the staff dresses meet the following requirements: wearing a helmet and wearing long-sleeved work jacket and long pants. In corrosive environment, let workers wear corrosion-resistant clothes and shoes with soft bottom, which also features of corrosion-resistant.
9. To check if the junction between safety rope and building parapet has the liners. If found no, we shall be stop working immediately.
10. The employee's self-lock device installed on insurance belt should be knotted on safety rope, not buckle in suspended platform.
11. Please set up the fence in operation area and arrange one ground security officer to preventing pedestrians.
If no security officer or protecting fence, we should stop the work.
12. Check the attitude of workers who operate in top of buildings, if have some problems, stop working.
Operation process
1. Use water gun to wash corners and remove dust.
2. Dip spreader into barrels and after it fully absorb sanitizer, we smear evenly on the surface of glass. Later use wiper
scrape glass up and down including window frame and corners. Ensure to pull crossly and no miss some small place and then use towel dry it.
3. After finishing one position, let the platform move to the below site and when end the cleaning from top to bottom, we turn left or right to adjacent position and continue to work from top to bottom again.
4. After finishing total work, sorting machines and tools and remove fences and billboard and clean the water on ground.
5. Cleaning and maintenance equipments and after removing dust and dirt we pack the device in warehouse.
